Bug - Pamac 9.0 doesn't see any updates when "updates for development packages" option is on

What is happening:
Since I updated from pamac-gtk 8 to 9.0 pamac-manager app is not showing any updates in its GUI, nor in the tray, claiming that the system is up to date. I can still correctly install files or update manually each package if I point at it manually, so there is no issue with locked db. Pamac GUI also sees the date of the package build correctly but it's not seeing updated version info:
All other apps and utilities see correctly repo and AUR updates so there is no problem with: Octopi, Discover, pacman, pamac cli.
I downgraded one package to have something to update and as you can see on this screenshot, Octopi shows it correctly, while on pamac-gtk it's not detected:
Tray app shows what the GUI app shows, so at this moment nothing. It's not a tray app issue, the "mother" app isn't seeing any version changes and that is the main problem.
What I tried so far:
- re-enabling update settings in GUI app
- refreshing mirrors
- removing the app with -Rcn (with the tray) and installing again
- removing currently not working pamac-qt-git (which I thought maid add to the issue)
- updated pamac-gtk and its tray to 9.0.0rc-5
- tried to downgrade pamac-gtk, but it doesn't work with current libs so I had to go back to the 9.0, so I can't check if the downgrade was helpful
- removed pamac's copy of the db in /tmp/pamac/dbs-/sync
Nothing helped. Both AUR and repo updates are not visible, other than that pamac-manager app is functional.
When I deleted sync db, the first launch cases the app to hang when syncing (for 10-15 min. so I closed it), the next launched checked updated quickly as usual but showed that system is up to date although it wasn't. Just to be sure if db wasn't corrupted this time as well, I removed sync db again, launched pamac update in terminal, this refreshed db and showed new sync db files then launched GUI app that showed again no updates.
What I do to check updates in the GUI app is: I launch the app and go to the Updates tab, which triggers the app to search for updates and then it doesn't find anything. The tray part doesn't show updates either.
Again, other similar apps have no issues and see any changes immediately, so when I downgraded the package to create something to update, Octopi notified me right away on the tray icon, Discover showed it on Updates tab, pamac cli also is showing it correctly, so there is not update problem within a system. Only pamac-gtk is broken in that way.
I'm out of ideas on what to check next. If you need me to give some specific output let me know. I don't know how to make pamac-gtk output be visible.
UPDATE:
I logged in into a test, default user and pamac-gtk sees updates there without a problem so this is only a local issue with my configs. Now I have to discover which ones. Any ideas?
